During this process, the buyer will work with an onsite Sales Manager in choosing a home site and floor plan.
During this process, the buyer will work closely with the onsite Sales Manager to secure their preferred homesite and floor plan. The Sales Manager will provide both the buyer and the buyer’s agent with copies of the purchase agreement and all addenda. The buyer must also provide the Sales Manager with either a lender pre-approval or proof of funds. Earnest money is due at the time the contract is signed.
Once the buyer has been pre-approved for a loan of up to 115% of the base sales price and all structural options have been finalized, the Design Center will contact the buyer to schedule two four-hour design appointments. All design selections must be completed within these two scheduled meetings.
Once all design selections are finalized, a start package will be issued. The Project Manager and/or onsite Sales Manager will contact the buyer to schedule a pre-construction meeting. During this meeting, the Project Manager will review all selections, the plat map, and the builder plans as outlined in the contract. The meeting typically lasts about one hour.
Once framing is complete, the Project Manager and/or onsite Sales Manager will contact the buyer to schedule a frame walk. During this meeting, the Project Manager will review all electrical and plumbing placements and answer any questions. The meeting typically lasts about one hour.
Your new home is almost complete. Before your homeowner orientation, the Pinestone team will conduct a thorough walk-through and make final touch-ups to ensure everything is as close to perfect as possible.
Congratulations! It’s time to walk through your new home. The Project Manager and onsite Sales Manager will guide you through a homeowner orientation, reviewing each room in detail. During this meeting, the Project Manager will cover any outstanding items, as well as warranty and closing procedures.
If you have chosen to complete a third-party home inspection, the report must be provided to the Project Manager no later than 24 hours before the homeowner orientation. All required paperwork must be completed prior to scheduling the inspection.
This walk will take place either the day before or the day of closing. Its purpose is to confirm that all outstanding items have been completed and that your home is ready for closing.
The buyer and buyer’s agent will attend closing at the selected closing attorney’s office. Once all documents are signed and funds are received, the buyer will receive the keys to their new home.
Approximately 30 days after closing, the Homeowner will reach out to Home Buyers Warranty to report any warranty claims.
